What do you wish you knew before evaluating your first park

For those who have bought or evaluated mobile home parks — what’s one thing you wish you knew before looking at your first deal?

Could be due diligence, operations, financing, the market, anything. Curious what caught you off guard early on.

  1. how many homes in the park would likely be moving out… some will surprise you and some won’t.
  2. i wish i had Frank’s 3 phases of park turnaround and had them laid out with cost, timelines, and who will do what.
  3. i wish i had a plan laid out for how we will go about filling vacant pads.

all that said, the first one is always a learning experience - dont stress and take it one thing at a time.

Appreciate this — the first point is interesting. When you’re evaluating a park now, is there anything you specifically look for that helps you gauge how many homes might end up moving out?

Inspecting the physical age and condition of single-wides helps gauge risk, as moving homes built before HUD 1976 standards is often legally blocked by local municipal transport codes
