I’m trying to put together a contingency list for my P&S agreement.
Would love some input!
Buyers contingencies:

Title search (30 days from receipt of requested information)

Home / Septic inspection (30 days from receipt of requested information)

Appraisal (30 days from receipt of requested information)

Financing (60 days from receipt of requested information)
Sellers responsibility:

Seller is to pay for Septic tanks being pumped if required for proper septic inspection ( paid for by buyer )

Seller to pay $5000 buyer credit to help with closing costs
Contingencies start date dependent on buyers receival of sellers
P&L statement at least 1 yr
Copy of current home owners insurance policy
