Trying to put together a contingency list for my P&S agreement would love some input!

I’m trying to put together a contingency list for my P&S agreement.

Would love some input!

Buyers contingencies:

  1. Title search (30 days from receipt of requested information)

  2. Home / Septic inspection (30 days from receipt of requested information)

  3. Appraisal (30 days from receipt of requested information)

  4. Financing (60 days from receipt of requested information)

Sellers responsibility:

  1. Seller is to pay for Septic tanks being pumped if required for proper septic inspection ( paid for by buyer )

  2. Seller to pay $5000 buyer credit to help with closing costs

Contingencies start date dependent on buyers receival of sellers

P&L statement at least 1 yr

Copy of current home owners insurance policy
