Acquisition price is 1.2m which is a very high price. i believe there will be some flexibility on offer price and terms. They have some weird expenses you would usually not see on a P and L such as health insurance , car ins., and travel, and entertainment expenses. that money would be added to the NOI not subtracted obviously. selling 3 homes on contract, 2 of them paid off in a couple months. 39 spaces are tohs. . Lot rent is $285 w some upside there. (7 vacancies out of the 39 spaces)

Town pays for the streetlights, and maintains the roads and snowplowing. Roads were just recently Repaved. Tenants pay for Trash Pickup. Duke Energy owns electrical and maintains it. Guy who lives in the park cuts the grass, and picks up the trash. town water and town sewer, water , and elctric not master metered, and electric is for the owner /mgrs office. Good jobs in the area. (6.5-7 cap )my apologies. Really not a good deal as it turns out.
