Getting ready for our first Clayton / 21st CA$H Program homes to be delivered, and we’re about to start advertising. My initial plan is to place yard signs in strategic locations—somewhat similar to the “We buy homes for cash” approach we’ve all seen.
Question: Is there anything you would add or remove from this draft?
I put “$1k down” to filter out some prospects. I also avoided mentioning 21st MTG to steer clear of any possibility of FINRA concerns.
We’ve had 4 organic move-ins during our 24 months of ownership. We offered a $500 referral to current tenants, which accounted for 2 of those 4 move-ins.
Next strategy ideas I’m considering:
advertise $5k toward move-in costs
Direct mail to renters
Dealership swag with incentives
Facebook ads
Larger incentive but with time limit for good tenant referrals
(can’t just say *“all of the above”… I’m doing this solo and have two in diapers)
FB Marketplace has been an excellent resource for me.
Instead of $5K towards move-in costs, do 3-6 months free rent.
Print out some flyers and post them at the local laundromat, gas station, convenience stores, etc.
On your flyer, add"Tear off" Numbers at the bottom. Be sure to cut the lines so they tear off easily.
Looks like a solid plan! One thing you might consider is listing the homes on https://myhomesmobile.com/ as well it’s growing into a centralized marketplace for everything mobile homes, which could help get more exposure and serious prospects beyond local signs and ads and they are currently running ads on FB.
