Zoning and financing

I am currently looking to do a purchase on a small MHP. I found a few listed with realtors but when i pull up the zoning on these(in Florida-Marion county) the zoning shows up not as MHP but as B-2 or R-4. R-4 allowes 4 per acre. My question is will my lender have an issues with this? Also where can i find a lender with good terms(no balloon)15 year
