We had 55 occupied sites. I want to put in 14 new pads in the field in front of my park. Who do I call to do that? It’s a fairly simple design, just one side of the street. I need 14 20x20 asphalt pads, electric, water and sewer. Is there one person I should call or do call 3 or 4 different companies? We are in a rural area of Ohio without any codes by the way.
I believe that the Department of Commerce governs MHP’s in Ohio so I would start there. Your park is licensed to have 55 lots. Any change would probably have to be approved. You should ask them what the current requirements and setbacks are for building new pads, running electricity, gas, water and sewer. Also, if you are approved, AEP and Ohio Gas would probably need to be contacted to run electricity lines, gas lines and install meters.
No. My park is licensed for 125 lots. I have 101 lots (with hookups) currently with 55 of them occupied. The whole park is 47 acres so I have a lot of free space with a large field in front and a large field in back. I’m going to start brining in new homes using 21st.
I suggest you fill your vacancies before you worry about adding more spaces.
Get the Cashflow up and hire a Land Use Consultant to get the new lots approved once you are down to <10% vacancy.
It could take 2-5 years to fill up the 46 spaces. Depending on how fast you can sell them once ready for sale.
The best I ever did was 25 Units in 13 months and that was a miracle.
