I have been buying, selling and owner financing mobile homes over the past year. Due to the capital intensity requirements associated with owner financed mobile home sales, I need to sell some of my chattel notes in order to continue doing Lonnie Deals. I am fully Dodd-Frank compliant, an RMLO and registered consumer finance company. Most prospective note buyers I encounter do not understand the industry and do not properly evaluate the risks associated with buying my notes. I can offer full recourse/buying back any note if it were to go into default, I can continue to service the note, and I am pricing them at a 25%-35% discount.Does anyone here buy MH notes? Know someone who does? or have any advice on how to structure my notes to make them the as marketable as possible for a private investor? Thank you.
