Does anyone know conservatively how many homes a large septic tank (2-3000 gallon) could service? What about a well that produces 30 gallons per minute?

You need to do some more research on the condition of the septic tank and leach field. I grew up on these things and the size of the tank is irrelevant if it has been allowed to fill with solids or if the leach field is insufficient or simply plugged up. Been through both these scenarios myself. Ask to see the maintenance records and then get an expert in there to check things out. It will be money well spent.
