Valuating Park

I’m new to mobile home park investing. I’m currently looking at two parks that are available for sale and was wondering if anyone out there would be interested in helping me to roughly evaluate them? If I purchase them I will be doing so with traditional bank financing, so eventually an appraisal will have to be ordered, but was hoping to gain some input from existing investors to help confirm, or refute, what I feel the rough values are.
