My park currently has 100 amps available at each site. I’m out looking for homes to bring in and it seems like most of the newer and nicer homes are all 200 amps. This has cost me several good deals on homes that I really wanted in the Community. People seem to prefer an all electric home to a gas/electric home. Both the rehab crew and the local parts store say that gas heat is going away in this part of the country and they see fewer and fewer new homes that are not 200 amps.
There are a number of empty spaces just downstream from the utility line drop to the park and having the electric company (they own the conductors and transformers) upgrade their equipment would be pretty easy. The sites are large and pie-shaped and can handle 14 X 70 homes. The distance from the transformers to the multi-pedestals and then to the lots is not very long and a crew of guys could do all the trenching in a couple of days. I would do the runs to the pads only when I knew I had a home coming in.
Don’t have all the numbers in yet but I’d appreciate everyone’s opinion on this idea and the future of mobile homes regarding going to all electric. Do the rest of you see the same trend of homes going to 200 amps? My concern is that if I hold this place for a long time, I may not be able to bring in newer homes and will be left with less desirable junk.
I’d like to start this up and try to get some feedback. I’m under contract to buy and rehab an old park with mostly empty lots. I’m afraid (i was told by current owner) each lot is “stubbed” for 100amp service and it could get expensive to upgrade to 200amps. I’m having a 'lectrician go out this week to check out the existing sewer/water/power. The previous homes were all 30+ years old and I want to bring in newer ones less than 10-15 years old.
Notes: The park itself is about 35 years old. No infrastructure improvements i’m aware of since opening.
Upgrading 100 amps to 200 amps has been around $600-$800/pad for us. That said, depending on where you are located in the country you might be better off with a 100 amp + gas rather than a 200 amp all-electric home. We were at the Wakarusa Clayton manufacturer a couple of weeks ago and were told that the vast majority of their homes they ship to the midwest are 100 amp + gas due to the gas discount to electricity (generally) in that part of the country.
Residents have told me they like electric heat instead of gas heat. Has anyone else heard this? I always thought hot air was hot air no matter its source. I am in northeast OH.
I am new to this and currently have a 130 space park in Kansas under contract and am trying to determine if I need to budget to upgrade the electric. The part is majority 100 AMP and gas right now. Can new homes be used on 100 AMP lots if there is gas as well? Or do I need to upgrade to 200 AMP. I have 30 empty lots to fill and want to make sure I get this right.
I have been upgrading all my lots to 200 AMP services one by one over the past two years. I am about half way finished. It is a huge investment but it will be worth it in the long run. I think it is just part of the cost of doing business if I want to keep my park current and well maintained.
