Third Party Property Management - From an Experienced Park Owner

Hey everyone, we wanted to take a poll and see if there is any interest in Landon Capital Group opening a public property management branch.

We currently own and operate our own mobile home parks and we have an excellent model which saves us about 40-60% of management costs by off-shoring management to Latin America/Philippines.

We have received requests from other park owners in the towns we own in if we would take over management for their parks. It ends up being cheaper for people to let us manage their parks than doing it themselves because our workers make between $6-$12 an hour. Would anyone else be interested in this?

We already have the knowledge about how to calculate market rents, hiring on-site managers, handling tenant complaints, raising lot rents, how to save you money as a park owner, negotiating with vendors, and all the experience that comes with actually owning the parks yourself. This is something we have found that a lot of third-party managers can’t do with mobile home parks.

Again, this is just a concept but we estimate we can charge around 6% instead of 10% like most property managers.

This is a great idea. Industry needs a proactive property mgmt provider, while also making sure to be cost efficient for the owners. I’d be interested in participating in a trial run for this. manny@msscapital.info.
