I have two new homes that I’m about to have set and be ready for sale. Maybe a dumb question but I’m not exactly sure the steps I need to take to sell my new homes.
Some things I’m not so sure about…
Do I have potential buyers apply to park and then have they apply for financing with Triad or 21st or vice versa?
Is there a standard purchase agreement, do I need a lawyer for the PA, does buyer bring PA, etc? When does that happen?
Best place to try and sell homes (FB marketplace, Zillow, etc)?
What else am I not thinking about that I should be?
If anyone has a good overview of their process I’d love to hear it. Thanks in advance.
Always a good idea to think these things through before bringing in something to sell
Have them get approved by the lender first, that will ensure they meet your financial requirements, then have them apply to the community
The lender might have a PSA template for you to use. If they don’t, just google a template for your state. The buyer will most likely not bring any paperwork to the transaction. Treat it as if you were selling a car at a dealership, that’s what you are, a dealer at this point
Depending on what state you might have to have a license to sell over a certain amount.
You will need to collect sales tax and file with the state
If you’re state allows it, sell on the MLS. Then the normal places people look for rentals FB, zillow, etc.
Depending on the demand in your area this could be very easy or very hard. Other things to think about is how to funnel people to the lender and keep track of loans, Triad is a great resource for lending but they are notorious for being very unorganized and not the smoothest process. Showing the home is also a big hurdle, do you have someone on site to do it? There’s all sorts of things that go into selling homes, its very similar to selling a normal home.

I have a manager on site that could show it but I don’t know if this will be her strong suit. Have you ever used a realtor to help with showings and the sale? We hope to sell ~20 homes so each home not a big fee but in total maybe it’s interesting to a realtor.
I would love to use a realtor for the shear fact I could leverage the MLS, but in Alabama you can’t list an MH on the MLS unless it comes with the land. So that kills a lot of the value the realtor would bring, but even if did want to use one, they would also have to have a license to sell MH in the state. Long story short, it depends on your state requirements and how much cost you can eat to get the home sold.
Need to have your manager show it. If you’re in a good market with reasonable site rents, homes should sell themselves.
Would list them primarily on MHVillage and Facebook, You can setup Zapier to automatically send the prospect an email w your manager’s calendar to book an appointment.
