I’m considering adding storage sheds within my park and charging parking or space rental fees for them (the sheds would not be connected to utilities). Has anyone implemented a similar model or strategy? I’d appreciate any insights, experiences, or perspectives. Thank you!
In our LT RV park we installed 8x10 sheds to each space and charged $25 per month. Tenant could take the offer or not. 90% took the deal. Nice add on to the park… very much appreciated.
We are considering this as well. We would build on skids so if a tenant wanted to rent, we could set up at their space. Free use would be a good move in special.
What was the average cost to install those sheds? (Labor, material, permitting)
For the park we inherited from my father he purchased used sheds off Craigslist and had them delivered with a flat bed tow truck. Then resident park manager painted and got them settled in. Took a couple years as Dad was looking for the best deals on used sheds. All in he was getting them in for less than $1000 per unit with towing.
On one of our other parks which is LT RV we purchased the nice plastic/resin sheds from Home Depot and had them all installed at once. Very nice and uniform. I think those were like $800 each and was probably just as good an option if not better than the used wood sheds. Looks better.
We did not permit anything. Not required in our State for smaller sheds.
That is a great price for the shed itself - did you have to use a 3rd party to do the installs?
No. Just our on site manager to set the sheds. You can find the deals every so often on Craigslist.
