Signing New Leases

I recently purchased a smaller park about 3 hours from where I live. I want to get new leases signed. Some residents I can send the lease electronically, while some residents will have to be physical copies. I’m looking for ideas on how to get the leases signed without having to make a trip out there. I have a park greeter, but she’s not a property manager.

Can I send a physical copy for the tenant to sign and mail back to me (will send a pre-addressed and paid envelope), then mail them back a fully executed lease once I sign?

Electronic first and if that doesn’t work, mail is what we do. Your greeter will need to chase a few people, it’s never a quick process.

Try the electronic version then certified mail for the remainders. Be very firm and if there was ever a good reason for a park visit this would be it. Introduce yourself; review park rules; get signatures. Document your attempts and then advise lease rules and park rules still apply and they are on month to month.

Just had my first eviction with a long term tenant and an unsigned lease. Judge didn’t care. "Your landlord sent you multiple copies for you signature. You knew what the rules were… don’t act surprised.

Thanks! I’ve been to the park a few times to meet everyone, but didn’t have the new lease finalized at the time. The previous owner was very lenient on when the residents paid, so I’ve already had to be firm about that…most understand. Hopefully everyone will do well with the leases as well.
