I’m not sure the numbers support the theory of offering security deposits. I wind up retaining perhaps 80% of the security deposits because most of the time people leave due to eviction, don’t pay rent the last month or leave the lot full of debris. It is rare that someone moves their trailer out. Most often they sell it and that accounts for most of the deposits that are returned. Check your numbers. What percentage gets returned?
So, odds are I am going to get the deposit eventually. Does it make sense to wait a few years?
Should the security deposit be replaced with a non refundable fee and collect it now?
You could offer reward at move out like $100 for a clean lot.
