Anybody have any rough idea on per pad costs to develop new lots including utilities. Roughly…approximately ? Any kinda feedback would be appreciated.
20-40K per pad depending on geography, labor, materials used, services offered, administrative / zoning / ordinance / development requirement stuff. Filling a vacant park takes a while to get traction too in the community.
@jhutson I have a similar question as @kyleroemmich1 . I am looking at a mobile home park with about 30 existing developed, licensed, and occupied lots. 100% resident owned homes. City utilities. 100% occupied.
The park has main road, main water/sewer, natural gas, and electric infrastructure servicing the existing lots. There is an additional 10+/- acres on the same parcel that is zoned MHP and I’ve gotten verbal approval from the planning commission that as long as we’re abiding by the state level guidelines for a mobile home park, then we’re allowed to maximize the rest of the land and expand the park. The land is flat and no trees. In my mind, it seems like the work to be done is run main road and utility infrastructure as well as build lots to prepare to bring in homes. What are your thoughts on a per site cost for an expansion of this nature?

What does the zoning say about mobile home density per acre?
What are water/sanitary tap in fees for each mobile home?
Does the local sewer authority have the additional capacity tie in additional homes?
