RV left on site - how do I legally get rid of it in Oklahoma?

Hello - I have a small mobile home park with a few RVs on location. One RV did not pay and today is the 7th. They are not in the RV today and seem to come and go at random.

I know the process for evicting a house or mobile home tenant but not a RV tenant. Do I just have it towed off? This is in Oklahoma.

Please! pay them a visit and ask what the situation is for not receiving payment. We are going into difficult times—listen and then make a decision with more information. In the 25 years in OK RV, MH, business we would ask them to leave—if not leaving have the local sheriff dept pay them a visit. Going to an attorney is costly and takes lots of time. You can hook unto the RV and place it in storage and charge a fee. I assume the RV is of NO VALUE which you probably should never have let in! Presently working on a park in Stone County Mo. with a seller being difficult. Asking how they arrived at a selling price, and they have no idea plus MH, RV rates are very low because the residents are their friends----Crazy world!

They just paid late so no action this time. It was a 5th wheel so I could not tow it myself. Just confirming the steps are what you said. 1. Ask them to leave. 2. Call sheriff if they do not. 3. Tow it off if we can to storage?

Toben, take at least a $200-$600 deposit so you have leverage and what age is the 5th wheel?
Maybe have an age limit as per RV you allow in the park, 2010 or older homes are too old for most nice parks.
Charge a late fee; and hopefully their situation improves.

Be careful towing RVs. You really need to fully understand your rights and your tenants rights depending on the state you are in.

Congrats on your RV park. I have one in OK too and I’m trying to develop two more small ones. Fortunately I haven’t had to evict anyone yet. Do you know the laws in OK? My friend that owns one in KS claims she just has them towed. Asking around, people said I need to do the full unlawful detainer in Oklahoma. Just curious if you know. Yes, my experience is communication works best but it’s often hard to make contact. Hope this problematic resident vacates for you. Thanks.
