Looking for advice for a newbie. I found a 27 acre campground for sale in my area in Wisconsin. Due to illness of the owners the campground has been closed for approximately 5 years. The campground is 98 sites (80 seasonal, 18 nightly) The property includes a 2 bed, 2 bath home with 2 car garage and campground office, covered inground pool, additional 54x98 shed and is set on a 120 acre public lake with a sandy beach and 2 sets of docs out in the lake. According to the realtor the there will be a good amount of cleanup and work that would need to be done to make the campground operational again. The asking price is $1,500.000. The owner also has adjacent lots that total an additional 71 acres and is asking $2.2 mil for the entire property.
The idea is to re-open the campground and eventually convert some or all to a tiny home community. The owner does not have an financial history available for the campground.
