Over all the years I have never had tenants requesting mobile home ramps until now.
I received this from property manager
“I have 2 tenants needing ramps.
The one lady is shouting out about a ramp.Said her mother needs a ramp cant get up stairs.It’s going to cost around $1200.00 to $1500.00 to build .She is a real pain to deal with”.
I asked who is on the lease and if prop manager was aware of the need for a ramp when they moved in.
“Her mother has not been on the last two leases because she got married and her mom has been sick, but she’s been there for like 5 years. She’s a busybody and sometimes a troublemaker, that’s the only thing that concerns me about not doing it is because of her mother Falls then it’s on”
Any similar experiences?

SDGuy is correct. In addition if it is a rental I would install the ramp and set up a payment plan for the tenant to pay the cost of the ramp.
Or they can move out.
these individuals are correct. Not being able to get up/down stairs is likely a Fair Housing issue, and a definite liability to you (if a fire or otherwise, they could become trapped).
I would say if the individual isn’t on the lease, that may be your “out.” People shouldn’t be able to just move into your rental and become tenants. There is formal process for doing so (application, background check, etc).
The tenant in question is not on the lease, but the landlord knew she was staying there for the past 5 years.
I think she has established tenancy.
She could easily claim it’s a verbal lease.
A judge would likely side with the tenant.
Building a ramp and having them pay for it sounds a lot cheaper than attorney’s fees here.
