I just recently bought a small park that has two site built homes. My original plan was to carve these off from the park, but after thinking about it, I have decided to hang on to them so that I can maintain some control of who lives there (i.e. no drug dealers, meth labs, etc.). I am trying to sell the homes on notes and collect lot rent (just like the mobiles). Has anybody tried this approach? If so, what type of wording should be in the contract to protect the buyer of the homes in the case of a change in use of the land? Is there a better way to accomplish this? All help and comments will be greatly appreciated.
