The billing company can send out notices but I requested they do not. I handle all that myself. They update their records daily and I just monitor them closely. The day after the rent is due (the 5th of the month) I am sending out 3 day notices. Luckily, this is a rarity as I actually do what I say I’m going to do and I have the residents terrified of screwing up. This is exactly what I want.
