Frank hit the nail on the head… always work the terms as if your getting outside financing and your looking at the market trend. Then, feel free to tweak so the property will cash flow better etc… I have a local guy that keeps financing the same parks over and over… very low interest, 5 year terms, 40 year ams… and at the end of the term the principal left on the park is 20% higher than it should be… he repos the park, charges another 10% down and sticks it to the next person…

Do not worry though… he only has 3 parks on the market right now…
