As a Californian all my life ( currently hunkered down in Washington state as the “perfect storm” of economic meltdown batters the best place to live in the US) I agree that it’s not a great place for the average park owner to operate. Caps rates don’t make sense there. I had to go to Wa to find a park. I hope to return to living in Ca someday and own a park in the Southwest( AZ-NV-etc).
