Profitable RV Park Acquisition Seeking Investors

I have a very profitable and established RV Park & Marina under contract to purchase in March 2020 in Central NY near the Finger Lakes Region and the Winery Trail. I’m offering joint venture partnership to investors who would be a good fit. I have the management taken care of by an experienced operator with 23 RV Parks currently under their management.

The park has a waiting list 50 deep, over 350 RV lots, over 20 boat slips, a restaurant and bar.

I’m buying the Park at a 13% Cap Rate, unadjusted. After some simple adjustments (adding back the current owner’s $55k travel expenses and $40k health insurance expenses, just to name a few) the new Cap Rate by November 2020 will be above a 15% Cap Rate.

The Cash-on-Cash Return is 13%, and the annual yield will be in the 15% range. Plan is to refinance and return 100% investors’ capital in addition to cash flow and some net proceeds. Investment hold horizon is negotiable to meet your investment goals.
