Price to sell new homes at? Too high or just bad weather?

I have been trying to sell 2 homes in the $12K to $19K range or Rent credit $900 a month with $3K down. Houses here are $150K minimum and $250K average. Am I overpricing these or I suspect it is just the time of year. No one wants to move from December to February due to the weather.

I redid the whole home with new roofs, insulation, paint and mini split. These are 2 bedroom and you can rent 2 bedroom in the $850+ range or rent a 2 bedroom home in the $100+ range so to me they seem like a great deal compared to renting.

I am trying to decide if I should drop the price as it has been 2 months or wait for better weather.

Sometimes pricing them too cheap can be a detriment too. Our markets are $300-600k avg home prices and we sell our new/remodeled homes anywhere between $60 and 150k.
We use realtors. We’ve had several parks where we are guessing because there aren’t a ton of comps, but once you sell one it sort of “sets” the market.
If you don’t use a realtor, make sure you have the places staged with furniture, take professional pictures (not cell phone), have them listed on the MLS / Zillow with a well written description and amenities listed

It is probably just the time of year. I’ve experienced the same thing. People are starting to get their tax returns now so you should start to see more demand. My park is in a small town that is about 20 miles from a metro of approx 700k. I suggest either renting the homes or just be patient and they will sell. Place your ads in the local news papers, CL and FB marketplace to name a few.

Wait! It’s the time of year. December, January and February I wish I had no homes. The pendulum swings very quickly in March and you’ll wish you had 20 to sell. Sit tight. How do I know? I sold 73 mobile homes in the last two years. D, J & F are slow months. Good things come to those who wait. I would actually try to stock up on homes now

how many times have u shown the unit? if i show it 4x and it doesnt rent/sell, i drop the price
