Assuming that one is looking for double wide spaces, what kind of price per space would one be looking for in Texas? I am assuming city water, city sewer, utilities available to site. Does anyone have any guidelines?
The price per a space will really depend upon the size of the park, condition, occupancy and lot rent to name a few.
I would use the 60/30 rule to give you a rough number as to what you should be paying per a lot (as well as the MHP). The formula is based upon a 12 cap rate.
60 x lot rent x number of occupied spaces
30 x lot rent x number of vacant spaces.
