Dave, you seem to have done lots of park deals with partners. I wanted to know what partnership structures have worked best for you with money only partners that have no participation in acquiring, managing, or selling the park?
I have several such partners in which we have flipped a lot of SFRs and a couple of turn-around apartment complexes the last few years. I would like to give MHPs a run but want to negotiate a realistic partnership and manage realistic expectations.
Would love to hear your dos and donts with silent partners.
