I’m looking at a second park that also includes 30 storage units. None of the units are rented to tenants of the park. The storage business provides about 25% of the overall property income.
I am comfortable valuing the mobile home part of the business but should I value the storage differently? Or just lump it all in to noi?
Also, I’m about 3 hours away so daily visits are out. Not usually a problem for the park but how about storage? Anyone run these storage units remotely without too many issues?
