What state is it in? How old is the park? How is the infrastructure? Are the utilities submetered? Do you think the market could absorb 70 homes brought in and sold on lease option?

Sounds like it has all the makings of being a great deal. I would make sure and have a really solid due diligence clause to protect yourself in case the mobile home park has issues that you discover during the due diligence phase.
