I am dealing with some growing pains with our company and am looking for a temporary bookkeeping solution that can audit some of our Rent Manager accounting and our accounting processes. From my experience, when a company is going through rapid growth, the issue is often bigger than bookkeeping alone. As a park owner and an owner of an accounting/payroll firm I understand your frustration. We obviously do our own parks but also other MHPs and rental asset classes for clients (shopping centers, hotels, rv parks, etc). Every park owner or landlord has their own preferred property management software but these are just AI driven tools that require continual review and correction. If I am understanding you correctly you are looking for a one off or occasional review of your books. This is tough as every park in every different State is different for a thousand different reasons. My recommendation would be to build a long term relationship with an actual human being either through Upwork or Vy at EKI to have your books ‘touched’ monthly. Better to solve the issues when they are small every month than face a train wreck once a year.

Upwork can be a bit hit or miss for something as specialized as Rent Manager. Since you are dealing with scaling issues, finding someone who specifically understands the property management side of the software is usually more efficient than a generalist bookkeeper. I can’t speak to Rent Manager itself, but I’ve hired for this kind of cleanup a few times in other small businesses.

I’d treat the audit and the ongoing bookkeeping as two separate hires, even if it ends up being the same person. That way, the audit has a clear goal and end date and the bookkeeping is recurring. When the jobs are combined, you can end up with books that stay just messy enough that you pay them longer than expected.

Also worth asking whoever does the cleanup to leave documentation behind, not just clean books. The chart of accounts, a monthly close checklist, how the RM setup maps to it all. That makes the next bookkeeper much cheaper to bring on, whether that’s from Upwork or anywhere else.
