Onsite manager duties

With technology playing a big role in property management these days, owners and operators are able to offload a lot of the traditional onsite manager duties to a central offsite staff where you can have more control and efficiency. Weve completely gone 100% online rent payments and its worked great, and freed up our onsite managers time. We also have our offsite team handling evictions, lease signings and move ins and move outs. Currently our onsite managers main duties are

  1. violations - walking the park and issuing violations along with follow up and keeping it updated in rent manager.
  2. showing and selling homes - we use showmojo which schedules the appt so the manager just needs to let the resident in and show the home.
  3. overseeing the maintenance crew that is rehabbing homes .

Im curious what others owners have their managers do and dont do and if you can get it to a point where just about everything is from the offsite location and your onsite manager is just your eyes and ears of the park.

We have our onsite team do less than you do. While they do have to look over rehabs and contractors to an extent, even that is managed offsite. We also do not have the onsite manager involved in sales calls or showings, whch is also handled offsite.

The main activities our onsite people do inlcude:

  • Handing out physical notices, when required
  • Taking photos and videos
  • Inspecting and issuing violations
  • Reading LP gas gages on POH with gas tanks

Not much more is done onsite. Almost everything is done offsite.
