We are looking to connect with investors interested in placing new manufactured homes into established communities in Ohio.
We operate in an area with a strong need for affordable housing and offer some of the lowest lot rents in our local market. Our goal is to create an infill program that makes the process as simple as possible for investors while allowing them to earn the profit between their total investment and the final sale price of the home.
Here is what we are proposing:
• No lot rent during the initial installation and sales period until the home sells.
• We market the home for sale through our existing channels and buyer network.
• Financing options available for buyers. We can connect qualified buyers with our manufactured-home financing broker, who has a strong history of closing manufactured-home transactions.
• We will also actively market the homes to cash buyers.
• We handle necessary lot preparation and site updates so the homes can be properly placed and installed.
• We are looking for vinyl-sided homes with shingle roofs that fit the standards of our communities.
• No rentals or lease-to-own arrangements. These homes would be placed specifically for resale to owner-occupants.
The investor provides and funds the home and installation. Your return comes from the profit above your total cost when the home is sold.
For the right investor with the ability to consistently provide quality homes and keep infill moving, we would also be open to discussing an exclusive or preferred-investor agreement for available sites.
We believe this could be a strong opportunity for investors who want exposure to manufactured housing without having to locate individual lots, manage a community, or build their own buyer pipeline.
We are located in Ohio, where there is a strong need for affordable housing, and we currently have multiple infill opportunities available.
If this sounds like something you would be interested in discussing, contact us. We would be happy to talk through available sites, home specifications, expected pricing, and how we could structure the relationship.
We are also interested in hearing from other community owners or investors who have successfully used a similar infill model. What has worked best for you?
