New Years incident--tenant threatens my manager--what do I do?

–50 space park in Texas
-Tenant is doing fireworks in the park and my manager tells tenant “he cant do that in the park”
-Tenant states, " I know people and in one phone call you could be gone"
–Manager calls police
–This is an “ok” tenant that pays on time but there have been previous small verbal incidents with the manager over small lease violations
–what do I do:

  1. violation letter? 2. non-renew? or 3 have attorney send some sort of letter?
    What do I do? I have to show my good manager that I am taking this seriously. Please advise. Thank you for your time

What did the police say? I would non renew or evict, no exceptions.

The police just made a report so it was documented and said that we would have to address the issue and that is why I need the posts help. I want to support my manager but really don’t want to lose a tenant.

The safety of your park manager is, IMO, the most important thing. The tenant sounds like a pretty bad guy - I’m sure he’s done similar things to some of his neighbors. You shouldn’t have a problem finding a new tenant.

He should probably go. It would send a message to the entire park you don’t screw around with serious lease violations and threats. It is easy to be overly pragmatic but if you read this forum long enough you will eventually realize that doesn’t usually work out too well.

Verbally threatening the manager/staff is a big problem. Losing one tenant is well worth it.
This is a culture of the park thing. If you do nothing, this guy will get more and more brazen; he will likely brag to his neighbors about what he got away with.

I would pursue the eviction.
