New Park Development / Need Best Septic Solution for 20-30 mobile homes

I have just purchased an 80 acre waterfront farm (on a river) that I want to turn into a nice mobile home park.

There are beautiful river views out of the flood zone on top of the bluff and all pipes can run downhill.

No public sewage is available, and I have been told by more than a few contractor / excavators that I am looking at 5,000 to 6,000 dollars for a septic system for every two double wides.

This is pretty expensive, but if it is what I have to do, I guess I will.

However, I was told that the possibility exists for a bigger “engineered” system for about 50,000 to 70,000 that will accommodate all thirty homes. This would be the cheapest way to go.

Does anyone have any experience with this?

Any help would be appreciated.

My property is in the county and is not subject to any city regulations but the county does require a septic permit for each install (with an accompanying inspection). In other words, this has to be one by the book.

The good news is that above ground I can pretty do anything I want without regulation.

I would consult with the types of companies that install private sewer systems. However, my gut instinct is that you will not install a system for $50,000 to $70,000. Last time I saw a quote for a new sewer installation, it was $450,000 to install the sewer lines in a 70 unit park. In that case, the existing pipes were collapsing, and were being replaced. The system connected to the public sewer. You would need a similar collection system in your park scaled up or down for size. Then, on top of that, you would have to purchase the treatment plant since you would not be on public sewer.
