Not a park owner (I’m researching the space while building software for park owners), so I can’t point you at a company, but I’m curious what you’re looking to hand off. It sounds like you’ve already got someone on site for notices and the day to day stuff.
Is it more the rent and billing side, or the tenant and maintenance side? I’d imagine those go pretty different directions on who you’d want, and depending on which one it is your onsite manager might already be able to cover a good chunk of it?
I’ve used outside property managers before and not had the best experience. I chose to go the route of building our own internal management company and have been much happier with our results. The minute we took over a park we had under management we cleared up collections and many deferred maintenance issues that I didn’t even know were going on
Managing the administrative side and contractor oversight can be quite time-consuming for a park that size. Since you already have an on-site person for notices, you might find that a regional manager or a smaller boutique firm would be more attentive to those specific needs than a large national company.
