Motel/RV Park under contract

Hi,
My friend is under contract on a Motel/RV Park in Lake Eufaula, OK. He doesn’t have experience operating something like that. I’m not sure about partnering with him on it yet since I don’t have much information on the deal. Regardless, private lender wants 400k down payment. It has 24 units and 24 pads. Need proof of funds ASAP. Let me know if you are interested.

Not interested, but what is total price if 400k is only down payment? What is monthly lot rent and income?

Well, the price is actually 799k but my friend is trying to get financing for other projects at the same time from private lender. The lot rents range from 80-150 depending on the season.
