I’m in the process of buying a mobile home and I’m a bit confused about how to properly estimate its value. I’ve come across a tool called the ‘mobile home value tool’ on this website:, but I’m not sure if it’s the best option or if there are other apps or methods I should consider. Can anyone tell me if this tool is accurate and reliable enough to get a fair estimate?
What other factors should I keep in mind when trying to determine the value, like location, size, age, or condition of the home? Any advice would be really helpful as I try to make an informed decision. Thanks in advance!
I wouldn’t rely on that site’s calculator. There are too many factors to consider when buying a home that the calculator doesn’t address. Are you buying the home to live in it or are you buying it to resell it in your park? And if you are reselling it, are you relocating it and rehabbing it?
@tmperrault I see your point! I’m buying to live in it, so I’m mainly looking for a fair price estimate. I know things like location, park rules, and condition matter too, but the tool gave me a helpful starting point. Do you think checking recent sales in the same park would be a better way to gauge value?
IMO Facebook Marketplace is the best tool for finding value. I select an area of about a 40 mile radius of where the home is located and search for homes that are ‘like’ the one I’m buying (year, condition, bd’s, ba’s, recent upgrades, any upgrades, does hit have central air/heat, a new furnace, a new hot water heater, other amenities, etc.)
