Mobile home tear down

I have 3 units to tear down. Is there any value in the remaining frame?

There may be value to scrappers. I would recommend comparing the tear down cost to the cost of having them moved to a dump. It might be less of a headache to have them moved out.

Before you tear them down, be sure to do your Lead and Asbestos tests.

The last thing you need is the Air Pollution Control Board showing up with their sample kits.

The frame has some scrap metal value. When we tear down homes, we let the contractor keep the metal and recycle it himself. Not sure what it’s worth, but I would guess $100 to $150 at best.

SDGuy, if asbestos is found, what is the process and cost premium to discard the home?

Typically, you will find asbestos in a few areas. One is in the floor tiles; if they are 9", then they likely have it. It can also be located in the ceiling tiles. The other spot is in the Window sealant.

I have one unit with a AC style retrofit roof. 100% that has asbestos in it. I highlighted the AC roof material.

Remediation cost varies by geographic location and the quantity of contamination.

If it is just in the window sealant, then the remediation company will cut out the window and use a 4-6" margin around the window so as not to disturb the sealant.

If it’s in the floor or ceiling, that gets expensive.

I have demoed quite a few, and I have only found Asbestos in one unit. It was the sealant in the windows; they just cut out the window with a bigger hole, bagged the windows, and sent them to the asbestos dump.

We were demoing a home in Oregon, and the local Health Inspector showed up. He was all piss and vinegar, until we showed him the lead and asbestos surveys, he left quietly. That was the best $500 survey I have ever paid for!
