Mobile home parking & moratorium in California

Does anyone know if California’s rent moratorium apply to the rent of the mobile home space? Thanks!

If you mean the Eviction Moratorium, it has ended.

Rent for all tenants is 100% due and payable starting July 1st, 2022. The July 1st date is only valid for tenants who applied for Rental Assistance before March 31st, 2022. If they never applied then the Eviction Moratorium ended on June 1st, 2022.

Any back rent owed from prior to June 1st, 2022, cannot be the cause for an eviction, but you (as the landlord) can sue for unpaid rent in Civil Court. You will easily win since everyone who had a valid reason for not paying due to Covid received rental assistance through the CARES ACT.

I plan on selling all my judgments to a collection company.

Also, once you have a judgment for lost rent you can write it off.
