Mobile Home Park Staffing 1K

Seeking feedback on staffing. We are opening a 1K+ lot and would like information on types of staffing, recommended salaries, and how many positions. Much appreciative for the help.

Side notes: This is 100% Tenant Owned Homes w/direct billing for utilities. Residents are responsible for their lawn care. Park covers trash. We would like a team to manage park events and marketing for the club house and RV storage. The vendors and Residents are responsible for home sales but we have a referral program that includes park staff participation.

Are you opening a 1,000-space park? If yes, WOW!!! That’s amazing.

Staffing is very park-specific. For 1,000 units, I would expect:
1 General Manager
5 Assistant Managers (one per 200 units)
1 Receptionist
1 Part-time bookkeeper
2 Maintenance Supervisors
10+ Maintenance Crew

The maintenance crew depends on the style of the park. IE country setting vs concrete jungle.
I assume you’ll have multiple amenities, such as a Pool, Clubhouse, Park, Spa, Golf course, and pond.

Salaries are very regional. I would put the general manager on commission, i.e., a percentage of gross rent, 2-3%. The rest of the staff should be salaried. I expect the assistant managers to make about $20-30K each, the maintenance supervisor $25-30/hour, and the regular maintenance crew minimum wage. You’ll probably have a few maintenance workers who make a few extra bucks. The guy who can only weed whack makes minimum wage, but the guy who can do light plumbing and electrical makes a few dollars an hour more.

That’s correct, this manufactured home park will have 1K spaces. This is great information that I will pass along to our HR.

Our park does have one clubhouse. The features include our management office, a theater, conference rooms, kitchen, gaming room, and ample space rental. There’s also the community swimming pool, a basketball court, and one mid-size playground. Thankfully we have plenty of people to work maintenance. We’re currently looking for a POS software to manage the commission sales. We’ll keep in touch on updates as we go. Much appreciative for this info.
