MHP under attack from Wholesaler

We own a mobile home park in Indiana.

Almost all the homes in our park are TOH.

Our residents received a pamphlet from a company called Spartan Porperties offering to buy their homes for cash.

He’s playing ‘dirty pool’ in my opinion. A quick check of the IN SOS site lists a company with that name however who knows if it’s the same company. Perhaps have your manager or a resident who you are close to call them and pose as a seller to get info? If it was me I’d ask where they ship to - I’d also call a few local transporters who I’m close to to see if they’ll share anything.

Watch some of those videos; troubling as to the respect and rights of tenants. A park owner trying to enforce a mobile home to stay 10 years in a park even when it is payed for–can’t keep your sites full??? Why would a park owner stoup so low??? We are in a business where tenants pay our bills!!! All parks mentioned were absentee owners.? The golden rule works great both ways. Recently, the last 10 years the general group of people in parks are much poorer in general than the prior 25 years thus to fill empty spaces park owners are bring in homes rather than tenants thus placing added pressure on park owners and the CAP RATES are the lowest in history–good luck with that issue!!!

If you click through the website to Spartan Properties, it displays a phone number 810--*. If your google that phone number, you find that it’s the number of a guy who runs MHPJustice.com, which is registered by the same company as SpartanProperties.net and spartanmh.net. That guy’s son played for Michigan State as a top recruited Quarterback (hence: Spartan)

There have been two Michigan companies with whom he is affiliated with Mobile Home Park sounding names (“The Village at Glendale, LLC” and “Village MHC Note Purchase, LLC”)

This is entirely speculation, but it appears to this MHPObserver that the mhpjustice gets leads for SpartanMH. Been wrong before though.

This is only tangentially related, but Spartan Properties is a crook to buy from. I bought a used home from them last year that was advertised as turnkey renovated, and I don’t think Spartan had even done a walkthrough on it - there were several issues with the home (toilet didn’t work, two windows leaked, etc), and the furnace was totally bust. When I confronted him on this, he offered to ‘make it right’ by allowing me to send someone across state to pick up a replacement furnace, and he wouldn’t deliver it or cover the install cost, or address any of the many other issues.

Don’t buy from them because of the original post above, and because you’ll likely get ripped off.

A lookup of the phone number from one of the sites matches the guy’s name at MHP Justice. Looks like they’re out of Grand Blanc, MI. @GJS inbox me if you want the details
 Not sure what the poaching laws are in IN, but at least it’s not a faceless company and you can send something if needed.

Frank gave some feedback on this issue on the F&D show yesterday


  • Many 1990 homes have mortgages on them still.
  • The wholesaler is trying to buy the home so he can turn around and call the park owner threatening that if the park owner doesn’t buy it, they will yank the home out.
  • Most of these wholesalers are scammers and blackmailers. They are trying to get a mom and pop park owner to buy the home from them at a profit. Then they rinse and repeat with the park owner.
  • Frank and Dave just tell these guys ‘No’, call their bluff and they usually go away. Frank & Dave know these guys usually can’t make a profit if they pull the home due to the moving costs
  • They tell them they’ll simply replace the home they pull with a new house that’s financed
  • If you do buy the house from these wholesalers, now they have you on the hook and will keep buying up homes and asking you to buy it from them at a profit.
  • It’s a shakedown to the park owner. They look for mom & pop owners who have a lot of cash and can afford to keep buying the homes from the wholesaler. They prey on people.
