MHP for Student Housing

Hi all,

I came across an MHP in a small rural college town in GA with roughly 30 POH on the property. It is currently run like true student housing.

Rented out by the bed (following the academic year), and all the utilities are paid for. So no lot rents and get this… it is fully furnished.

Has anyone had any experience in valuing and financing this seemingly 'non-traditional MHP?
