MHP evaluation

Anyone want to comment on this MHP deal?

30 year old park, 10 acres of land, 1 deep well, each lot has it


I’m coming up with a value on the park itself of $187,200. The value of the homes would be added to this number for a final value. Of course, you would need to back out any capital improvements or deferred maintenance that is needed.

This is just a preliminary number, thorough due diligence would be required to come up with a solid price.

Sounds like a good deal if the market is not bad for housing in the local area.
