Master Lease with Option

Searching the forum, I could not find much said about this subject.

Has anyone purchased a park using a “Master Lease with an Option to Purchase”? If so, can you give me the details about how you put the deal together?

Yes, many times. You get a lease with a set purchase price (normally with a five year window). You fix up the park, stabilize it, season it, and then sell or refinance it, while exercising your option to purchase.
