Looking to convert part of Mhp to rv park

Hi all
Looking to convert part of my Mhp to rv park.
I’m wondering if anyone has gone through this process and what would be the lessons or pitfalls to look out for?

I have done it a couple times. Pretty basic stuff that would be dependent on your specific situation ie. water, sewer/septic and power. Feel free to PM me if you want to discuss any of these nuts and bolts issues. But here is my biggest piece of advice for what it is worth.

Keep your individual RV lot spaces large. If they are mobile home size lots… keep them that size. Give each space a small shed- 8x8 or 8x10. Differentiate yourself from every other RV park that stacks trailers in like cord wood with no space or parking. You will be able to charge more than neighboring parks and your turnover will be nil. A full third of our our park designed like this has snowbirds who pay year round just to ensure they get their spot back in the summer.

If you want to do a laundry room… thats great. Just don’t overestimate the demand. About half our park uses ours and it is more of a convenience. Would be better razing the place and putting in another full spot. Maybe down the road…

14 lot permanent 20 year old mhp, 6 have been changed to 40+ foot motor home use on formal annual leases,

USPS will not deliver to “anything with wheels” at our cluster mail box, claims they are “transients”

Go visit with the Post Master at the local post office. We have NEVER had an issue with our cluster mail boxes in place. Bring the annual leases. These are permanent residences. You could as a last resort have all mail on those LT RV spots delivered to one box and hand deliver. Here is a link to review. 4-2 Residential Mobile or Trailer Home Development
Sounds like government employees making things difficult.
All our LT RV parks here in Washington have cluster boxes and never get hassled like this.

They can require you to disrubute the mail to the “transient” residents.

It’s common for RV parks to get all the RV park residents mail in the office and the Park manager puts the mail into the park owned mail box cluster. Something like this:

The post office cannot refuse to deliver tranisent mail to a MH/RV park.

If you only allow long term rentals in the park, ie no overnighters, no weekly, no monthly. Only 12 months leases then you can argue that they are non-transient. If that’s the case then you can argue for the installation of a Mailbox cluster at the USPS approved location and they will deliver each spaces mail to the cluster.

In my experience, these small town Post Masters like to “throw their weight around”, but that’s ok. If you get everything in writting and prove you case they will comply.
