Investors doing land + new manufactured home packages in Tennessee: who are you using for short-term financing on the land and setup? Hard money, local banks, credit unions, private lenders?
The deal type: buy land, set a new double-wide on a permanent foundation, add utilities and septic or well, convert to real property, then sell or hold as a rental. Most lenders I’ve talked to want the home already set and titled before they lend, so I’m looking for anyone who funds the land, the home and the site work up front.
Also curious who you use for long-term DSCR loans on the ones you keep.
