Does anyone know anything about the duty, under the EPA/HUD regulations, to bring to the attention of a buyer of a pre-Hud mobile home the possibility of lead based paint and lead pipes in the home? These lead disclosures are required even if there is no lead. It is based on the age of the home. The purpose is to bring the possibility to the attention of the buyer and give him/her an opportunity to inspect if he/she wants to. There is certain language required in the sales agreement as well as a pamphlet which must given to the buyer informing buyer of the possibility of such a condition and giving an opportunity to inspect for 10 days. I don’t want to scare the buyer away but I believe this is something I must do. Any information or shared experiences would be greatly appreciated!
