Is electric furnace a huge turn off in Michigan?

I’m thinking about moving a brand new home that has electric furnace but afraid that it won’t sell due to electric cost.

What are your experience in selling home with electric furnace in cold state like Michigan ?

Is it a huge turn off for customers?

We had an experience in Bloomington, IL with electric furnaces. Power bills were astronomical. Lesson learned, always go for gas furnaces.

Doesn’t it largely depend on your insulation package, doors and windows? With2x6 sidewalls, R33, 19, 11, thermal windows and quality storm doors the box is pretty tight. If it’s for your own use, consider using a heat pump in front of those straight electric. if it’s tight enough and R values high enough you can heat it with a votive candle.

That’s a good point about operating costs. In colder states like Michigan, buyers tend to pay close attention to heating efficiency, so higher electric bills can definitely raise concerns. I’ve seen some homes still sell, but it usually depends on pricing and whether there are any efficiency upgrades (like insulation or heat pumps) to offset the cost.
