Industry Standard Operating Expense Ratios

Does anyone have Operating Expense averages or typical costs for each line item on an operating budget for a TOH community with municipal water and sewer and likewise for well and septic. Thanks!

If you look at it from an expense ratio perspective…

30% to 35% is about right for an all TOH community on public utilities.

You can actually get to about 25% to 30% if city utilities are direct billed to tenants for an all TOH community on public utilities. We have achieved a low expense ratio in our parks that are direct billed.

Totally depends with the well and septic—but I’d account for about 35-40% with well and septic.

Of course, there is some nuance to the above.

Thank you. Yes agree as a %. I’m looking more granular seeking averages or a range for each line item.
So for instance a person may use 100 gallons of water a day and the cost is $c I can make a reasonable guess as to the annual water cost. I’m curious to compare across categories what other owners are seeing on a per pad basis.
