How/when do you pay managers for exceeding the scope of their job?

My manager can do light rehab, but for the time they would put in doing some of the work on the rentals, it seems I should pay them for it as the time can really add up.

e.g. They can :

paint,
redo flooring,
carpet cleaning,
build stairs,
replace skirting,
etc…

You need a management agreement with every park manager that outlines what is expected of them in exchange for the salary and/or free lot rent. Anything above and beyond have them charge a flat rate or by the job. We have a few managers that we build in mowing the grass into their salaries. Another one we hire to plow but pay him separately for that.

I based their pay on a standard rate based on discussions here, but since we have a few rentals, those take actual work and so I guess it makes sense to pay separately for those.
